Avanti Residential Buys 88-Unit Denver High-Rise Near Cheesman Park
Avanti Residential acquired Park Cheesman, an 88-unit concrete tower in Denver, assuming existing fixed-rate debt and taking over property management.
Avanti Residential, a Denver-based multifamily investment and management firm, has acquired Park Cheesman, an 88-unit high-rise apartment building located at 1177 Race Street adjacent to Denver's Cheesman Park neighborhood, the company announced November 4, 2026.
The property is a 1970-era Type I concrete tower, a construction class known for its durability and fire resistance. As part of the transaction, Avanti assumed the building's existing long-term fixed-rate debt, a financing structure that can offer stability against interest rate volatility in the current lending environment.

Consistent with its vertically integrated operating model, Avanti brought property management in-house following the acquisition. The firm both owns and manages its multifamily portfolio, a strategy designed to give the company direct oversight of asset performance and tenant relations without relying on third-party operators.
The acquisition adds to Avanti's footprint in the Denver metro market, where the company is headquartered. Cheesman Park is an established residential corridor in central Denver, and the mid-century high-rise format represents a distinct segment of the city's urban rental inventory.
